Mezzanine Financing

Dorr and Associates can arrange Mezzanine financing  to assist owners and developers with the equity requirements of conventional mortgage financing. Mezzanine financing is a hybrid of debt equity which is typically used in construction loans, for condo-inventory loans as well as to assist with re-leasing or renovating a vacant building.

 

We typically look to invest in the following opportunities:

  • Land ready for development (up to 80% loan to cost)
  • Second mortgage loans for income producing properties (combined debt service coverage of 1.10 times)
  • Second mortgages for residential, commercial and retail properties (up to 85% loan to cost)
  • Short term bridge lending  (up to 85% loan to cost)
  • Development of residential and commercial projects (up to 90% loan to cost)

Equity Financing

Dorr and Associates can arrange postponed and subordinated equity and mezzanine loans to help you meet your financing obligation as required by other Lenders in the marketplace. We are able to arrange and structure equity finance deals in conjunction with senior debt and mezzanine finance with the purpose of enhancing your investors’ yield. We can prepare a detailed investor summary and present to your investors on your behalf.  We can provide our own equity and investors as your needs may warrant.
