Loan servicing

As a licensed Loan Administrator for the past 13 years, we have a very robust loan servicing platform with over $281M in active loans being serviced.

We service a variety of loan types including, but not limited to, the following; land loans, servicing and construction loans, term loans, bridge loans, mezzanine loans. We also service a variety of property uses including both residential, multi-family, retail, industrial, office, self-storage, retirement homes, hotels etc. We primarily service in Ontario and have the ability to service loans elsewhere in Canada if required.

 Our affinity for risk management in real estate extends to how we run our business. Our Business Continuity Plan allows our operation to quickly recover and resume after a significant business disruption. Internal controls are in place to ensure sensitive information in all forms (physical and electronic) are protected and secure. Furthermore, we have retained auditors annually to perform an external audit of Dorr Capital’s financial statements and compliance with the standards in the Mortgage Brokerages, Lenders, and Administrators Act, 2006.

Dorr Capital Service Loan Servicing

Our loan servicing entails the following activities:

  • All loans serviced by Dorr Capital are subject to an internal Credit Committee Review.
  • Provide all loan documentation once the loan has been approved by the internal Credit Committee Review.
  • Provide all the billing, collection and enforcement of all our loan agreements (Commitment Letters, Mortgage Participation and Servicing Agreements, Postponement and Standstill Agreements)
  • Single advances and/or multiple advances for term, construction or bridge loans in first, second or third priority.
  • Servicing for transactions for sole investors and/or syndicated investors (qualify investors through our EMD for every transaction.
  • Complete due diligence on behalf of the investors for all fundings (review PNW, Credit Bureaus, property insurance requirements, Environmental and Soils Investigations, municipal approvals etc.)
  • Engage all third party professionals to assist in completing the due diligence (solicitors, appraisers, planners, cost consultants and engineers etc.)
  • Provide default management for defaulted loans. (Demand Notices, Power of Sale and Receivership activities)
  • Provide monthly reporting and required CRA tax forms.
  • All remittances are via electronic funds or wire transfer.
